The 12 percent increase observed in works licensed by the councils in residential buildings was “strongly influenced” by the growth in the level of licensed dwellings in new constructions, according to the AICCOPN - Association of Industrialists of Civil Construction and Public Works in a statement.
The latter registered an increase of 15.3 percent up to September, since with regard to the licensing of renovation works, there was a year-on-year increase of only 1.2 percent.
As for new credit for home purchases granted by financial institutions until September, this amounted to €11,157 million, up 37.8 percent, compared to the same period of the previous year.
In September, the median value of the valuation of housing for the purposes of bank credit increased by 9.6 percent year-on-year, due to an increase of 11 percent in apartments and 4.7 percent in housing.
In terms of regions, AECCOPS highlights that in the Alentejo, the number of licensed dwellings in new constructions, in the 12 months concluded in September of this year, was 1,044, which translated into a 9.1 percent growth compared to 957 licensed dwellings in the previous twelve months. Of these, 5.3 percent were a T0 or T1, 15.2 percent are T2, 52.8 percent are T3 and 26.7 percent are T4 or higher.
In September, in relation to the bank assessment value on housing in this region, there was a year-on-year increase of 4.6 percent.
As a foreigner in your country that is forms part of the many people around the world who contributed to the bloom in guiding boom I have to to add to the fact that it also has a negative side to this, as the builders sees this as money hunting season and us as the targets. I have asked two local companies to quote on a refurbishment project in Santarém with a 120 000.00 euro difference in price. Then I asked a Portuguese friend of mine to get a qoute mot telling them the house belongs to a foreigner. The price come down with another 9000.00 euros.
Booming is great, but it will collapse if this is not addressed, buying a ruan in the beautiful country side is idealistic, but the over investment caused by builders will soon catch on, the bubble will burst and people will ignore the beautiful Portugal and only remember the vultures waiting behind the olive trees who demolished their dream

It is a national sport ripping off foreigners. Not just Portuguese try to rip off newcomers to Portugal but so do foreigners rip off their own countrymen without batting an eye. I have had a false ceiling put in my hall and the top price was 2000.- that a company quoted me because I was speaking English. I asked around and finally had a local worker do the job for 170.- to perfection.
