In Lisbon, 211 hotel units would have to be built and in Porto a total of 168, one less than in the Algarve region.
The numbers indicate that it would be necessary to “increase the hotel supply by more than 50% so that the traditional hotel sector could accommodate all the tourists who stayed in AL”.
This is one of the conclusions of the study requested by the Local Accommodation Association (ALEP) from Nova SBE, which carries out the “Impact Assessment of Local Accommodation in Portugal” and which is signed by economists Pedro Brinca, João Bernardo Duarte and João Pedro Ferreira.
With these numbers, the study states that “it is not possible to sustain the contribution of tourism to the Portuguese economy without AL”. Even if the occupancy rate increases to “unprecedented values”, it would “always be limited to less than 15 million overnight stays”, below the 38 million overnight stays recorded between 2019 and 2022.
I can accept that people buy properties to rent out but believe that there should be some legislation that restricts renting out in residential condominiums. There are a number of actual residents in our condominium that have the problem of accepting visitors to AL registered apartments of which there are 20%, which may be a minority, but seem to think that because they have paid an amount of money can do what they want when they want. In other words respect of property and common area facilities are ignored. It is time there was legislation restricting the number of AL registered apartments in a residentail building and also that the residents are able to decide whether an apartment can become AL registered without prejudice.
It appears that AL registrations are given without any consultation with actual residents which means there is no control within the actual condominium concerned from the residents who live there. This will not be appreciated with apartments that are or want to be rented out but surely some thought has to be considered to residents who live in Portugal permanently who endorse the Portugal way of life as aganist visitors who are not interested.

And why would we chose not to learn or pay any attention whatsoever, to what the past, tourism and mass visits has done in many other countries? Why would we ever need to build 1,030 hotels across the country or need AL to ver that ration?
