Portugal property prices stabilised in October compared to the previous month (-0.1%). Buying a house had a median cost of 2,733 euros per square meter (euros/m2) at the end of October this year. In annual terms, house prices in Portugal rose 9.4%.

House prices rise in 8 capitals

Taking into account the 20 Portuguese capitals, it appears that house prices rose in eight large cities in October, with Faro (4.1%), Santarém (2.7%) and Vila Real (2.1%) at the top of the list. Houses to buy were also more expensive in October compared to September in Guarda (1.8%), Ponta Delgada (1.7%), Beja (1.6%), Coimbra (1.3%) and Évora (1.1%).

House prices were practically stable during this period in nine cities: Leiria (0.5%), Porto (0.5%), Setúbal (0.4%), Funchal (0.3%), Viseu (0%), Braga (0%), Castelo Branco (-0.1%), Bragança (-0.2%) and Lisbon (-0.3%). On the other hand, there were cities where homes for sale became cheaper within a month. This is the case of Portalegre (-3.8%), Aveiro (-2.9%) and Viana do Castelo (-0.8%).

Lisbon continues to be the city where it is most expensive to buy a house: 5,655 euros/m2. Porto (3,684 euros/m2) and Funchal (3,483 euros/m2) occupy second and third place, respectively. The list of most expensive district capitals to purchase housing continues with Faro (3,143 euros/m2), Setúbal (2,486 euros/m2), Aveiro (2,481 euros/m2), Évora (2,253 euros/m2), Ponta Delgada (2,099 euros /m2), Coimbra (2,002 euros/m2), Braga (1,926 euros/m2), Viana do Castelo (1,867 euros/m2), Leiria (1,574 euros/m2) and Viseu (1,523 euros/m2).

The most economical cities to buy a house are Portalegre (808 euros/m2), Guarda (831 euros/m2), Castelo Branco (884 euros/m2), Bragança (1,014 euros/m2), Beja (1,015 euros/m2), Santarém (1,295 euros/m2) and Vila Real (1,347 euros/m2).
