Analysing the supply of rooms for rent in the capitals with representative samples, it is clear that the increase in stock was quite sharp in the last year, exceeding 25% in 10 large cities.

It was in Beja (73%) where the supply of rooms for rent increased the most, followed by Castelo Branco (68%), Leiria (60%), Viseu (57%), Lisbon (53%), Santarém (49%), Aveiro (43%), Viana do Castelo (41%), Ponta Delgada (41%) and Porto (38%). With an increase in supply of less than 25%, there are the cities of Coimbra (20%), Évora (11%), Bragança (10%) and Braga (6%).

In Guarda, the number of rooms available for rent remained stable between the third quarter of 2024 and the same period last year.

On the other hand, there are fewer rooms for rent in four cities: Funchal (-49%), Setúbal (-26%), Faro (-24%) and Vila Real (-17%).
