According to a report by idealista, the demand for beach
houses for sale grew in 45 of the 54 municipalities located on the Portuguese
coast, causing the supply of houses in most municipalities to fall and house
prices to skyrocket.
Looking at the 54 municipalities that make up the Portuguese
coast, idealista found that houses became more expensive in 48 locations near
the sea between May 2021 and May 2022 (+71%), with a house costing, on average,
465,284 euros in May. In the Top 3 of the biggest increases are Grândola, in
Alentejo, (+53.8%) and Lagos, in Algarve (+44.1%).
The most expensive place to buy a home by the sea is Cascais,
where a house costs, on average, 892,485 euros in May 2022. Next is Grândola
(872,644 euros) and Loulé (721,628 euros).
However not all locations in Portugal have such a heavy
price tag. The cheapest place to buy a house on the coast in Portugal is
according to idelaista, Porto de Mós, where buying a house costs, on average,
119,056 euros. This is followed Marinha
Grande (157,315 euros); Cantanhede (161,198 euros); Figueira da Foz (179,599
euros)and Santiago do Cacém (194,703 euros).
I wonder if the reason Porto de Mos has the cheapest "properties by the sea" is because its actually over 20km (on a straight line; around 30km via road!) INLAND?!?

Certainly the Azores is the best value in all of Portugal for water accessible property. Almost every home has a direct Atlantic ocean view with rolling lush greens hills everywhere.
