The increase in the supply of rooms for rent is visible in almost all district capitals in the country with the exception of Évora (-66%), Funchal (-64%), Aveiro (-29%), Viana do Castelo (-13% ) and Faro (-8%), where there are fewer rooms available on the Portuguese rental market at the end of 2023 than in the same period of the previous year.
On the other hand, the number of rooms for rent soared in Vila Real (457%), Guarda (230%), Viseu (163%), Castelo Branco (134%), Bragança (122%), Lisbon (121%), Beja (120%), Coimbra (74%), Santarém (72%), Leiria (54%), Ponta Delgada (53%). Also in Porto (16%), Braga (6%) and Setúbal (1%) the supply of rooms increased, although less significantly.
Despite the increase in the supply of rooms for rent in most cities, prices continued to rise in all district capitals. Viseu was where the cost of renting a room rose the most: 35% in one year. Followed by Lisbon (32%), Funchal (29%), Bragança (25%), Santarém (25%), Leiria (25%), Setúbal (25%), Vila Real (23%), Guarda (20% ), Beja (20%), Viana do Castelo (20%), Castelo Branco (18%) and Porto (18%).
The smallest increases in room rents in the last year were felt in Évora (7%), Coimbra (7%), Ponta Delgada (10%), Aveiro (11%), Braga (12%) and Faro (15%) .
Lisbon continues to be the city with the most expensive rooms to rent: 550 euros per month. Next are Porto (415 euros/month), Braga (350 euros/month), Setúbal (330 euros/month), Faro (330 euros/month), Funchal (325 euros/month), Aveiro (312 euros/month ). In Bragança, Santarém, Leiria, Vila Real, Viana do Castelo, Ponta Delgada, Coimbra and Évora the median price for a room on the rental market stood at 300 euros per month at the end of last year.
On the other hand, the cheapest rooms to rent are in Guarda (200 euros/month), Castelo Branco (220 euros/month), Beja (250 euros/month) and in Viseu (290 euros/month).
