Data from the idealista price index reveals that house rents in Portugal have been slowing down, falling from an annual increase of 4.1% in January to 3.9% in February. Renting a house now has a median cost of 16.4 euros per square metre (euros/m2) at the end of February 2025. In relation to the quarterly variation, house rents rose by 1.8%.
Taking into account the 13 capitals with representative samples, it is clear that house rents have risen in all major cities. It was in Évora (18.3%), Faro (16.7%) and Funchal (16.6%) where rents increased the most between February 2025 and the same month last year.
There was also an increase in the prices of houses for rent in Santarém (12.4%), Braga (11.2%), Viana do Castelo (6.5%), Setúbal (6%), Coimbra (4.2%), Leiria (3%), Aveiro (2.3%), Castelo Branco (1.9%), Porto (1.7%) and Lisbon (1.6%).
Lisbon continues to be the city where it is most expensive to rent a house: 21.8 euros/m2. Porto (17.2 euros/m2) and Funchal (16.1 euros/m2) occupy second and third places, respectively. Next come Faro (14.2 euros/m2), Setúbal (12.6 euros/m2), Évora (12.5 euros/m2), Coimbra (11.5 euros/m2), Aveiro (11.2 euros/m2), Braga (10.4 euros/m2) and Santarém (8.9 euros/m2).
The most economical cities to rent a house are Castelo Branco (6.8 euros/m2), Leiria (8.4 euros/m2) and Viana do Castelo (8.6 euros/m2).
