According to idealista news, the Branded Residences phenomenon is “growing rapidly” in Portugal, Pedro Fontainhas, Executive Director of the Portuguese Association of Residential Tourism and Resorts (APR), recently told us.
The study by Savills Global Residential Development Consultancy “Branded Residences: Portugal Snapshot 2025” confirms this scenario, concluding that Portugal is the European country with the most projects in the pipeline for the next five years: by 2031, the country will have another 1,200 branded residence units distributed across 15 new projects.
“The offer in this segment in Portugal is diverse and includes golf resorts , such as Viceroy in Ombria Algarve , and cosmopolitan urban projects, such as Hyatt Regency Lisbon. As in much of the Mediterranean, demand for the coastal lifestyle continues to be the driving force, with resorts accounting for 72% of the 11 developments already in operation in the country. However, looking at the current pipeline, the Algarve and Lisbon continue to be the focus areas,” said Savills in a statement.
According to the consultancy, seven new projects are expected to be launched in the Algarve over the next five years, which is equivalent to the introduction of more than 800 accommodation units. Lisbon will have four new projects (174 units).
Spain also has similar figures to Portugal, both in terms of the number of completed and under development branded residential projects. Savills reveals, however, that in a “total of 25 schemes planned in each country by 2031, Portugal has larger projects, with a total number of residential units of approximately 2,300, compared to 1,300 in Spain”.
“The rise of ‘non-hotel’ brands has been a trend observed internationally, currently representing 21% of the segment, with greater representation in urban centers. Portugal has also registered this format with the projects of Karl Lagerfeld and YOO Studio, both under development in Lisbon, competing for the first project with a ‘non-hotel’ brand”, reads the note.
And what will this do to the water resources? Are developers obligated to fund their part of desalination systems?
